How do I become a member of C.A.R.? What if I’m a non-REALTOR® or affiliate?

One prerequisite to becoming a member of organized real estate is that your broker must be a REALTOR® member so keep this in mind when you're considering a real estate office for employment. If you already work for a real estate firm, but it is not associated with the REALTOR® organization, have your broker contact one of the local associations of REALTORS® listed for membership information.

Once you are affiliated with a REALTOR® broker, you can contact the local association of REALTORS® of which your broker or one of their Designated REALTORS® is a member. Remember that brokers or their Designated REALTORS® can be members of more than one local association. Upon joining the local association of REALTORS®, you also pay dues for and become a member of the CALIFORNIA ASSOCIATION OF REALTORS® and the National Association of REALTORS®.

What are my benefits as a member of C.A.R.? Where can I find more information about them?

C.A.R. provides a variety of benefits for your transactions, marketing, education, legal questions, and more. As a C.A.R. member, you have access to more than 100 free and discounted benefits. Does C.A.R. provide free marketing and/or business resources?

C.A.R. provides several free marketing tools and products for members to personalize their marketing strategies. 

Tools include easy-to-share market infographics, personalized market analysis, down payment assistance program availability, customizable marketing pieces from the consumer ad campaign, and other content crafted for home buyers and sellers. 

What is the difference between my license number and REALTOR® membership number (formerly known as NRDS number)?

Your license number is issued from the Department of Real Estate (DRE) and is 8 digits long. There are several legal requirements for where and how your DRE license number must be displayed in your advertising and solicitation materials (i.e. business cards, signs, etc.)

Your Member ID is a 9-digit number associated with your membership at your local, state and National Association of REALTORS®. This number is important for you to have when using services and benefits or contacting your local Association, C.A.R., or NAR.

I forgot my REALTOR® membership number, where can I find it?

What is the difference between a REALTOR® and a Real Estate Agent?

A REALTOR® is a member of the local, state and national trade associations; adheres to a strict Code of Ethics; and must complete ethics training every three years. A real estate agent is a person who holds a real estate license, but may or may not be a REALTOR®.

Website and Email Assistance

I can’t access a password-protected page on the C.A.R. website. Do I need an account?

Some content and resources on the C.A.R. site are restricted to C.A.R. members only. If you have not created your car.org account yet, you will need to complete the registration process.

I‘m having trouble logging into the C.A.R. website.

Click on “Forgot Username or Password” from the Login page to reset your username or password. For additional questions about logging in and accessing the website, visit the login help page.

How do I navigate the C.A.R. site?

The C.A.R. website is designed so that you can navigate from the homepage using four easy pathways – Transaction Center, Learn & Thrive, Industry 360° and Your C.A.R. – located towards the top of the website. Check out our website guide to learn more about the sections and features of the C.A.R. website.

When I search for my name in the Find a REALTOR® tool I don’t show up. How do I fix this?

Consumers can use the Find a REALTOR® search tool to start the home buying or selling process. Learn how to create a free member profile and helpful hints for editing to show up in this search tool.

How can I edit my subscriptions for C.A.R. newsletters?

You can sign up, unsubscribe, or modify your C.A.R. newsletter subscriptions using the subscription management link located at the bottom of each email newsletter.

Local Associations

How do I find the contact information for local associations?

The contact information can be found on our Local Association Roster and is listed in alphabetic order by association. To find out which association serves a specific city, visit our Local Association by City roster.

Is there a difference between my local, state (C.A.R.), and national association (NAR)? 

Yes. These are separate organizations within the REALTOR® organization structure as part of the “Three-way Agreement”. Your local association, C.A.R., and NAR provide you with various member benefits and services (some of which may overlap). Your local association will always serve as the main point of entry for your membership information on record as well as paying dues. To find out more about who you may need to reach out to in various situations, visit our service provider list.

Can I join more than one local association?

Yes. If you would like to be a member at multiple local associations, you will need to choose one as your primary, which your broker must also be a member of. Your primary local association will collect your dues for that local association, state (C.A.R.), and NAR. When you join another local association(s), you only pay their local fees and they will be listed as a secondary association in your membership record. Please note that MLS membership is always handled separately from association membership. If you are a salesperson, then your broker will need to be a participant in the MLS in order for you to join the MLS.

Department of Real Estate and Licensing

What is the Department of Real Estate?

The Department of Real Estate, also referred to as the DRE, is the governing body responsible for licensing and regulating real estate professionals in the state of California. Please visit the DRE site for more information.

Who is considered a licensee?

The DRE refers to all individuals with a real estate license as licensees; however, not all licensees are REALTORS®.

How can I look up another licensee?

To verify another licensee, use the DRE License Lookup tool and enter their name or license number.

How can I determine if I can conduct business?

For a more detailed description of the different license statuses, visit Public License Status Codes.

A member can conduct business as a REALTOR®  if their license status is:

  •  Licensed; or

  •  Restricted.

A licensee may not conduct business if their license status is:

  • Licensed NBA (No broker affiliation)

  • Expired

  • Government Service

  • Conditional Suspension 

  • Revoked

  • Flagged Suspended

  • Voided

When should I contact the DRE?

The DRE should be contacted for filing complaints against real estate brokers and salespersons accused of misleading or defrauding consumers, renewing a license, scheduling or rescheduling an examination; changing the address for your license, applying for a license and continuing education requirements

How do I change my mailing address with the DRE? Does that automatically update my record with my local association, C.A.R. and NAR?

Licensees should change their mailing address using the eLicensing system – more information is available on the DRE website. You will also need to separately notify your local association so that they can update your information on your local association, C.A.R. and NAR member record.

When and how do I renew my real estate license?

Real estate licenses must be renewed every four years and 45 hours of continuing education (CE) courses must be completed as part of the process. Members can claim their FREE 45-Hour Package of Online CE Courses as well as find out more information about the license renewal process from the DRE. Multiple Listing Service (MLS)

What is the MLS?

The multiple listing service, or MLS, is one of the most important business tools for REALTORS® and their clients, and the best way to market listings. The MLS is a compilation of information about properties for sale or that have been sold in recent years in the area covered by the MLS.  The MLS provides the most up-to-date information on current listings available, comparable properties that have been sold in the market area, and property details.  The wide use of the MLS makes it valuable to the entire real estate industry.  

Who can view the MLS data? 

Real estate professionals (brokers and salespeople) that subscribe to the MLS can view current listings and sales and other information on properties that have been listed in the MLS in the past. They can also share listings from the MLS with their clients, or with the public through data feeds. Appraisers also join MLSs to gain access to historical data and current listings and to help them properly evaluate properties they’re appraising and the market in the area.  Some MLSs have a public-facing portal to allow consumers to see the listings. And most MLSs provide certain information to third parties for data analysis or for display on their own sites (e.g., realtor.com).

How do I get access to the MLS?

If you're a broker, you can join an MLS if you have an active license, offer and accept compensation in the capacity of a real estate broker either individually or through your firm, and pay the MLS fees. If you're a salesperson, you can join an MLS as a Subscriber if you are affiliated with a broker Participant of the MLS. 

Are offers of compensation made through the MLS?

Yes. In filing a property with the MLS, the broker Participant makes a blanket unilateral contractual offer of compensation to the other MLS broker Participants for their services in selling the property. The offer can be a percentage of the gross selling price or a definite dollar amount. The offer is accepted by the buyer broker Participant by procuring a buyer which ultimately results in the creation of a sales or lease contract.

If I join the MLS, do I have to submit all of my listings to the service?

Yes, with some exceptions. All exclusive right to sell or exclusive agency listings on one-to-four-unit residential property and vacant lots located within the MLS’s service area must be submitted to the MLS. NAR’s Clear Cooperation Policy requires submission of these types of listings to the MLS within one business day of marketing a property to the public. However, if the seller refuses to permit the listing to be disseminated by the MLS, the MLS Participant can submit an exclusion form to the MLS. In that circumstance, the MLS Participant would not be able to market the property to the public but would only be able to market it solely to other real estate professionals within their brokerage (known as an “office exclusive”).

Where can I find the rules for my MLS?

The best method is to check the website of the MLS you have joined. MLSs will typically make their rules easily accessible to Participants and Subscribers, either as a web page or a PDF file. Please note that although C.A.R. publishes California Model MLS Rules as a guide for MLSs to use when drafting their own rules, MLSs will often choose to deviate from these Model Rules in various ways. Therefore, it is recommended that you consult with your particular MLS, rather than C.A.R., to obtain this information.

Lockboxes

What is a lockbox?

Lockboxes are an easy-to-use, reliable and secure measure that is used to manage access to properties.

Does it matter what type of lockbox I purchase?

While you can select a lockbox of your choice that meets your MLS's requirements, it is usually a best practice to use the same one your local association uses so REALTORS® in your area can easily show listings. Most local associations will use or sell one or more pre-approved lockboxes. If you or your client want a different lockbox, check your MLS rules for the requirements to ensure your lockbox will be approved as well.

What if there are technical issues once I purchase a lockbox?

Issues with lockboxes can be resolved by the local association and/or MLS for basic support. Otherwise, the outside vendor can be contacted directly.

Transactions – zipForm® Edition

What’s the difference between Transactions – zipForm® Edition (previously zipForm® Plus) and Desktop Version (previously zipForm® Standard)?

Transactions – zipForm® Edition can be used on the Internet from anywhere, anytime quickly and easily. Desktop Version operates as stand-alone software on your computer, running on Windows® 2000, ME, or XP. 

How do I access Transactions – zipForm® Edition?

You can access zipForm® a few different ways from the C.A.R. website. One option is to visit https://www.car.org/transactions/rst and click on the “Access zipForm®” button.  If you are not logged into the C.A.R. website, you will be prompted to log in before continuing to zipForm®. Check out the zipTips video for a step-by-step guide for this method. Another option is to sign in to www.car.org and select “Access zipForm®” from your account navigation.

I changed to a different brokerage or my company information is listed incorrectly on my transactions. How do I update my company information?

You can find instructions about updating your company information here Transactions – zipForm® Edition (previously zipForm® Plus) or Desktop Version (previously zipForm® Standard).   

Does C.A.R. provide options for digital signatures for my transactions?

Yes, C.A.R. offers two options for digital signatures that you can use with Transactions – zipForm® Edition. One is zipLogix™ Digital Ink®, a free C.A.R. member benefit, and the other is DocuSign®, which is offered as a monthly or annual subscription. Learn more about these digital signature platforms.

Does C.A.R. offer training or self-help for zipForm® Edition (previously zipForm® Plus) or Desktop Version (previously zipForm® Standard)?

C.A.R. offers a variety of support options so you can find the one to best suit your needs. Legal Hotline

What is the Legal Hotline?

The C.A.R. Member Legal Hotline is a free service to all C.A.R. members (brokers and salespersons). This C.A.R. benefit provides members the opportunity to briefly talk to a C.A.R. attorney in a confidential telephone conversation about legal issues they face in their practice. The duration of the phone consultation is typically 5 to 10 minutes. Advice given by the C.A.R. attorney is intended only for the REALTOR® making the inquiry, and not the parties to a transaction. The principals should seek their own legal counsel when needed. A salesperson must have authorization from his or her broker or office manager prior to initiating the call.

Is there any information I need to have before I call the Legal Hotline?

There are a few things you will need to complete the pre screening process. You will need to have the following information available, if applicable, even if you do not think it’s relevant to your question:

1. Your 9-digit REALTOR® membership number (visit NAR’s site to locate this number if you do not know it)

2. Street number of the property you are calling about.

3. DRE license number and name of the other agent.

Please note: not providing this information during pre screening will cause delays in speaking with an attorney and will require you to go back to the pre screening process.

Are there legal resources available to members?

C.A.R. provides legal resources on the website on a variety of topics. For information on a specific topic, check out the most commonly used resources for the most popular legal topics or entire list of Legal Q&As and disclosure charts. Additionally, C.A.R. attorneys conduct Legal Live webinars typically on the second Tuesday of the month usually on a topic related to a legal development or timely issue. 

Are there resources available for the Residential Purchase Agreement (RPA)?

Financing and Lender Assistance

How can I learn more about financing options for my clients?

C.A.R.’s STEPS toward Homeownership virtual education events provide REALTORS® with financial literacy knowledge and strategies to help prospective buyers with financing expectations, down payment assistance options, and FHA vs. Conventional loan programs. The session shares information through the lens of REALTORS®, providing reasonable understanding of how to stay involved, without taking on additional roles.

Additionally, monthly webinars on timely lending and related topics are available to members.

What Down Payment Assistance (DPA) options are available?

C.A.R.'s Down Payment Resource Directory allows you to search for assistance available to your clients by answering a few simple questions about your clients and the property. Key insights to options and access to programs with as little as 3 percent down are available. For additional follow-up, reach out to [email protected].

Does C.A.R. provide help for financing and lending questions or issues when I’m in a transaction?

Transaction Rescue™ is a FREE C.A.R. member benefit providing both answers and assistance with moving your stalled real estate transactions forward. It provides you with one-on-one assistance with finding a lender, loan qualifications, down payment assistance, closing transactions, underwriting, short sales, funding, payoffs, REOs, Deeds in Lieu, and overall preparing your  clients for homeownership, for any of your mortgage related questions or issues.

C.A.R. Education and 45 Free CE License Renewal Courses

What kind of education courses does C.A.R. offer?

C.A.R. offers a variety of courses to its members. All classes can be found here.

Are the education courses live or recorded?

Some classes are held live and in-person, others as live webinars, and others are “Online Anytime” (on demand).

Our Online Anytime courses are interactive courses available for you to access on demand 24/7 so you can take the course at your own pace. You have up to ONE (1) year from the date of purchase to access and complete the course.

LearnMyWay® courses are live webinar classes scheduled for a specific date and time that allow interaction with the instructor.

Local associations (and in some cases, brokerages) will host the live, in-person courses.

Are LearnMyWay® courses recorded?

Some LearnMyWay® courses are recorded. Continuing education courses and NAR courses are not recorded. Everyone who attends all other webinar classes will receive a recording of the entire class by 5 p.m. the next business day. 

I purchased an Online Anytime course from your C.A.R. Business Products online store. Where can I find my courses?

Your courses can be found in your OnlineEd account. When you purchase an Online Anytime course from us for the first time, a free OnlineEd account is automatically generated for you and the class assigned to that profile. In the future, all courses will be auto-assigned to that same account. Please note, you will need to log in using your email address as your username.

What is Continuing Education?

Continuing Education (CE) courses are real estate classes approved by the Department of Real Estate (DRE) for the purpose of renewing your license. 

How many Continuing Education Requirements does California require?

You must complete 45 hours of CE courses to renew your license. C.A.R. offers all 45 CE hours for free as a member benefit.

Where can I find the Free 45 CE courses?

The FREE 45 CE classes can be found on our education- license renewal page. Here, you will find information on renewal for training requirements, first-time renewal, broker renewal and important information you should know. 

How long will it take me to renew my license? (i.e. 8 max hours allowed per day)

The DRE has set two specific rules that are important to note when renewing your license.

1) Students may not study course materials for more than 8 hours per day. Your final exam will be locked until it has been determined (automatically) that you have been allowed the necessary study time.

2) Students may not take more than 15 hours of final exam credits in one day. This means that you may not study for all of the courses and then cram 45 credit hours of testing into one day. However, students are free to either study and test over each course at a time, or study all the courses and take the tests afterward over the course of several days.

How do I renew my license?

To renew your license, visit the License Renewal page on car.org to select the appropriate course package. Once you have claimed your package, visit OnlineEd.com to access your classes.

Once you have completed the coursework, visit the DRE website to renew your license either through their e-licensing portal or by mail. You will need the course completion certificates to show you have taken the required coursework. Please note, you can take the courses within this package up to four years before your expiration date. However, you cannot upload your renewal information to the DRE until 90 days prior to your expiration date.  

How often do I have to take the Ethics course?

NAR requires REALTORS® to take an ethics course of at least 2.5 hours every three years. The ethics course may be completed through an online or classroom course via local or state associations.

How do I access the ethics course?

The Continuing Education ethics course is free to all C.A.R. members and you will need to select the green box titled “Claim your Free Ethics Course” to enroll in the course. This ethics course is also part of the 45 FREE CE class packages. If you’ve already signed up for the 45 FREE CE then you already have access to the ethics course.

What can REALTORS® do to stay safe on the job?

NAR has a REALTOR® Safety Program with a plethora of safety tips and resources. These best practices are compiled from subject matter experts, law enforcement and industry veterans. A few tips include sharing your schedule with colleagues, meeting clients at the office or a neutral location, keeping your phone charged and not hosting open houses alone.

How do I stay up to date on Fair Housing laws, policies, and research?

C.A.R. supports its diverse REALTOR® community by providing information on Fair Housing Laws, Legal Q&As, and other resources to assist with addressing barriers to equal housing opportunities.

Information on the most common Fair Housing Questions that C.A.R. receives include:

Housing Market Data and Trends

How does C.AR. share the current housing market trends and information?

C.A.R.’s Market Data section on the website offers up-to-date housing market information in a variety of formats including articles, data dashboards, slides, infographics, podcasts, and video recordings. C.A.R. also sends out a Research Highlights newsletter on the first Friday of each month to REALTORS® to keep them informed about the latest releases and web postings.

Am I allowed to use and share market data provided by C.A.R. with my clients?

REALTORS® are allowed to use and share market data provided by C.A.R. with their clients, as long as C.A.R. is cited as the source of the data. 

What kind of market reports and trends does C.A.R. produce?

C.A.R. offers market data at the state, county, and city level. The data can be accessed in multiple ways:

  • Insights on California's housing market for local and county data that are easy to download and share with clients are available through the interactive market stats. Select the dashboard and metrics you are interested in (e.g. inventory report, housing market overview, interest rate effect, and more) and navigate to your county and/or city to review or download the report.
  • The most current sales and price statistics at the state, region, and county levels are available on the data and statistics section. They are updated by the third week of each month.
  • C.A.R. economists reflect on bigger picture trends in the market and economy and share where the market has been as well as where it’s potentially heading on the latest housing market forecast. The forecast is updated and presented twice a year with a video recording and slides available to access on demand.
  • A weekly roundup of weekly economic and market news that impact real estate and your business is available on the Market Minute. Download the report and infographic to share with your clients and on social media.
  • Tune in to the monthly Housing Matters podcast and hear C.A.R. economists share their take on trends in the market, economy, and other house news.

What is REImagine?

REImagine! is a FREE two-day education conference in the fall, typically in September or October, for C.A.R. members. The event is full of marketing and branding tips, economic and housing forecasts, technology trends, and much more. The conference features expert speakers, an exhibit hall, interactive experiences, and networking opportunities for REALTORS® to stay ahead in their business. More information about REImagine! What is Legislative Day?

C.A.R.’s Legislative Day is a one day event usually held in April or May in Sacramento and is open to all California REALTORS®. It gives you the opportunity to meet and discuss real estate related issues impacting your business with state legislators and staff along with your colleagues. Attending Legislative Day is a great investment in your business as well and provides an opportunity to hear from California's most dynamic political leaders and the leadership of C.A.R.

What is WomanUp!?

C.A.R. 's Women's Initiative, WomanUP!, is a free community where mentors and leaders can communicate, collaborate, advocate for, and support one another for women to step into brokerage leadership roles. WomanUP! hosts weekly virtual events, meetups at industry conferences, and a two-day national conference in August or September.

How can I connect with WomanUP!?

WomanUP!® is open to everyone.  To stay up-to-date, we encourage you to visit our website and also our Facebook Group. In addition to the annual conference hosted by WomanUP!®, there are other events, such as WomanUP!® Weekly Live each Friday at 2pm. You can find past episodes on our podcast and our blog.

What is the Young Professionals Network (YPN) and how can I get involved?

The CALIFORNIA ASSOCIATION OF REALTORS® Young Professionals Network is a group of REALTORS® who meet to facilitate opportunities for involvement in Association leadership through education and networking. Additionally, C.A.R. YPN works to support leaders of local association YPNs. Many Local Associations have YPNs and you are encouraged to check with your local association about getting involved. C.A.R. YPN events are open to all. You are encouraged to join the C.A.R. YPN Forum which meets three times per year during the C.A.R. Business Meetings (see Getting Involved section for more information). Additional activities and events are held throughout the year. The best place to find information is on the YPN Facebook Group.

What is the Latino Professionals Network (LPN) and how can I get involved?

The Latino Professionals Network (LPN) is an inclusive community that is dedicated to amplifying the voices of Latino Realtors in California. A member may join LPN by visiting Latino Professionals Network.

Getting Involved

What are the benefits of getting involved at my local association?

Each local association has its own Board of Directors and various committees that its members can apply to serve on. Getting involved provides an opportunity for you to be a part of the governance of your association and the decision-making process. Your real estate business will benefit from being more knowledgeable about organized real estate and keeping your finger on the pulse of what's new and upcoming. This can also enhance your real estate networking by introducing you to new people, increasing opportunities for referrals, and creating relationships with people you know and trust in your market area to enable smoother transactions.

How can I get involved at my local association?

If you want to get involved, you should talk to your Association Executive (also known as AE), association staff, or colleagues who are already involved to learn more about the process. Additional helpful tips are to start attending events and classes your association sponsors as well as identify which committee(s) interest you.

How can I serve on a C.A.R. committee/forum?

Members may self-recommend for service on up to five committees/forums via the Committee Recommendation System online. There you can find committee descriptions and mission statements, the committee selection timeline and more. The committee recommendation system will be live between April and July for the incoming year. If an active REALTOR® member is interested in requesting to serve on a committee/forum outside of this timeline they may send an email to [email protected] for consideration.

Do I need to be a Director to serve on a C.A.R. Committee or Forum?

The only prerequisite for service on committees/forums is an active REALTOR® member status. You do not need to be a Director to serve on a committee/forum.

What is the time commitment for getting involved?

C.A.R. has 35+ committees/forums within its governance structure with varying missions. As a result, the time commitment varies by group. While most committees/forums generally meet in-person during the three C.A.R. business meetings throughout the year, others will require more of a time commitment and may have virtual or in-person meetings in between.

Where do committee meetings take place?

The C.A.R. Board of Directors and Committees section of the C.A.R. website lists all of the information for those interested in volunteer leadership at C.A.R. including the Business Meeting Schedule (and locations).

How do I become a C.A.R. Director?

There are several types of Directorships. The majority of our Directors are named by their local association. However, the C.A.R. President may select up to 30 Directors at Large to serve during the year of the President's term of office subject to the ratification of the Board of Directors. C.A.R. does not provide funding for travel expenses incurred during C.A.R. business meetings. If you are join local associations may provide partial or full funding for their directors.
